Our client is a renowned international real estate investment manager. In view of the increasing demand in living sector, they are seeking a Director of Asset Management to lead their initiatives across student accommodation, serviced apartments and co-living assets.
Job Summary
As Director of Asset Management , you will lead the strategic oversight, value creation, and operational optimization of our living assets portfolio in Hong Kong. This senior role requires deep expertise in student housing, serviced apartments, and co-living, blending financial leadership, operational excellence, and market-savvy strategies to maximize IRR, occupancy, revenue, and asset value amid Hong Kong's fast-evolving living sector. You will also devise and execute business plans, manage third-party operators, and collaborate cross-functionally within the company.
Key Responsibilities:

- Develop and implement asset-level business plans, including budgeting, forecasting, capex strategies, and multi-year value creation roadmaps tailored to Hong Kong's living sector dynamics (e.g., seasonal student demand, conversions of hotels/commercial buildings)
- Provide strategic operational guidance on leasing, revenue management (dynamic pricing, ancillary income), resident/tenant experience, and community building for student accommodation, serviced apartments, and co-living properties
- Oversee and performance-manage third-party operators/asset managers to align with investment KPIs, regulatory compliance (including fire safety, zoning, and ESG), and government initiatives
- Conduct regular asset reviews, site inspections, market analysis, and identify opportunities for repositioning, refurbishments, or enhanced asset performance
- Drive revenue optimization through targeted marketing, third-party partnerships, occupancy strategies, and adaptation to demographic trends
- Prepare financial reporting, investor updates, risk management, and support acquisitions/dispositions in Hong Kong's active living transaction market
- Collaborate with investment, development, finance, and investor relations teams on portfolio strategy, new opportunities, and recapitalizations
- Lead a compact team and foster relationships with key stakeholders, including operators, universities, local authorities, and institutional partners.
Requirements:

- 12+ years of progressive experience in real estate asset management, with at least 7-8 years hands-on in living sectors (student accommodation/PBSA, serviced apartments, co-living), ideally with Hong Kong or Greater China exposure
- Proven success managing living asset portfolios, executing value-add strategies, and delivering strong returns in PERE/institutional environments
- In-depth operational knowledge of Hong Kong-specific dynamics
- Strong financial skills: underwriting, modeling, budgeting, forecasting, and full P&L ownership
- Excellent leadership, stakeholder management, and negotiation abilities; experience supervising third-party operators in a regulated market
- Bachelor's degree in Real Estate, Finance, Business, or related; MBA or professional qualifications (e.g., MRICS, HKIS, CFA) would be advantageous
- Familiarity with Hong Kong's policy landscape and current market trends
